Eleven78, West Perth
Mixed Use Commercial and Residential

Structural Focus have been selected as the consultant engineers for this landmark building in West Perth. Set to begin construction in 2010, this residential tower is set to become an iconic structure on Hay St. We have called upon our up-to-the-minute engineering design software to save every possible reinforcing bar. For example, the stability design was carried out on a 3D analysis and design package. Through careful manipulation by our experienced engineers, we have been able to produce the leanest structure possible, whilst still complying with every applicable design standard.
Office Development, Mt Lawley
Commercial Office Building

The original floor plan suggested a rapid form of construction such as precast concrete planks designed to be composite with a steel frame. At the preliminary design stage, Structural Focus designed both this form of construction, as well as a reinforced concrete frame, to enable the client's builder to price both options. Originally the steel option was chosen. However, early on, Structural Focus urged the builder to alter the form of construction to a concrete frame. This was due to a number of reasons, such as council requirements on column positions, floor to floor height issues as well as rapid changes to construction costs. What has resulted is a building design which is most suited to its final layout. An example of the lengths that Structural Focus is willing to go to produce the optimal structure for their client.
Office Development, Maylands
Commercial Office Building

Large spans, a regular column layout and a tight construction program lead Structural Focus and the builder down the path of steel frame and precast, prestressed concrete slabs. The efficiency of composite steel and concrete beams, and the simplicity of hollow core concrete slabs meant a design which was not only rapid to construct, it was cheap. But Structural Focus doesn’t stop there. We forwarded our drawings to the builder for review before finishing our drawings. Through doing this, we were able to save the client tens of thousands of dollars through alterations to the walling and retaining wall systems.
Office Development, Northbridge
Commercial Office Building

- Total Building Area: 600 m2
- Location: Cnr Money Street and Washing Lane
- Form of Construction: Reinforced concrete flat plate

Structural Focus recognised early that the defining criteria in this building were large spans and a tight floor to floor height. After investigating all possible options, we agreed with the client to investigate the two options of reinforced concrete flat plate and prestressed concrete flat plate. Preliminary designs for both were created and costed. Cutting edge finite element concrete slab design software was used to create the thinnest possible slab which was structurally acceptable and serviceable. Instead of introducing drop panels around columns for punching shear, Structural Focus introduced shear stud design to eliminate the need. The end result of this was a structure which is not only easy to form and construct, but one which achieves the absolute maximum floor to ceiling height. This is important for our developer client. Structural Focus goes beyond structural engineering when designing a building.

The team at Structural Focus are fast becoming the preferred engineer when complex engineering is required. This luxury Cottesloe home started as a tired two storey brick and tile home – look at it now. Many would say that the tall and narrow building with a fully open front cannot be done. The team at Structural Focus say that it can.

More often than not, time is a critical factor in the delivery of a project. However, in these competitive times, the cost of the structural component of a project is becoming even more important. With the tender already awarded for this project, Structural Focus was selected as the structural consultant based on the fact that the project could be delivered quickly but also with consideration of the ability of the Structural Focus team to maintain a lean structure. With construction underway, Structural Focus is enhancing its reputation with rapid responses to queries.
